The reason I wrote the book was
to help homebuyers and sellers through the home buying and
selling process. The book is NOT JUST
for "first time"
buyers or sellers, but ALL buyers and sellers.
My husband
Victor and I decided to try what so many people hope to venture
and succeed in. The "buy, fix, and sell” a home process.
I can't count how many times I have met people that say that
they would love to "buy, fix, and sell houses". It is
not that simple. To the real estate world we were labeled
"real estate investors".
The first home that we sold
taught us our FIRST lesson. At the closing table we came up
$7,000 less in profit! Why? Because our mortgage agreement
contained something called a "prepayment penalty". We
had only owned it one year! We signed with a realtor who placed
a "for sale" sign on the lawn. The house sold in one
week and the realtor made a $6,000 commission! She was so busy
that she had not even viewed the home yet. She saw the house on
my closing day! That was another lesson. If I had put a
"for sale" sign on the lawn, would I have been able to
sell it on my own? Ok..so even if it took 3 weeks......we would
have saved $6,000.! So between these TWO lessons we could have
saved $12,000.
That home selling experience caused us to become
better educated with the process. Unfortunately, there is no
"course" that you can take to learn the entire do's
and don'ts of real estate. My philosophy is they are better
learned through your own real estate pitfalls, or through the
pitfalls of others. What better education - but real life
pitfalls! The "Be Aware of Real Estate Handbook" is a
collection of "learned" tips to help in the buying and
selling of a home, ALONG with stories of real-life experiences
that have actually happened. Because they did happen, hard
lessons were learned, which I am passing on in this book, so
that they can be avoided!
Unfortunately we also learned that
there are "little secrets" of some realtors, mortgage
companies, and others involved in the transaction. Some of these
industry people are just "salespeople" who are more
concerned with the dollar aspect rather than their client.
I
suggest you arm yourself with this book, you'll level the
playing field and give yourself the edge you need and deserve to
win the game.
After all buying or selling a home should be your
dream come true - not your worst nightmare!
