Preparing Your House For Sale
The real
estate market is very hot right now. Financial experts claim the
market is keeping the economy flowing. Many homeowners are
upgrading to bigger and newer homes. Whether you are selling your
home through a realtor or FSBO (For Sale by Owner) making the
right preparations can sell your home quickly. I have compiled
some of my favorite helpful tips for a quick sale. For tips in
your contract negotiations, filling out the actual sales contract,
closing tips to beware of, inspection pitfalls, etc. please order

PREPARING
YOUR HOUSE FOR SALE

TIDYING
UP
-
Clean and
freshen bathrooms-use store bought outlet fresheners, lingering
fragrances.
-
Clean
refrigerator, stove, dishwasher, washer, dryer, until
sparkling.
-
Fresh
interior paint if possible.
-
(If your
work schedules are too hectic, consider having a cleaning
service do a one time major cleaning and then it will be easier
to tidy up before a “showing”).
-
Shampoo
carpeting.
UNCLUTTER YOUR
HOME
-
Store extra
furniture at a friend, neighbor, or relative’s home. Consider a
storage unit rental for a month or so until it sells. Make house
uncluttered, spacious.

Keep the
hallways, stairs, etc. free of clutter.
-
Clear
kitchen and bathroom counters.
-
Make
closets, neat, tidy, and uncluttered.
SMALL REPAIRS
-
Repair leaky
faucets and toilets.
-
Tighten
doorknobs, switch plates, cupboard latches, etc.
-
Repair any
holes or unsightly patching of drywall.
-
Clean and
repair windows.
-
Repair seals
around tub and sink.
-
Replace
burned out light bulbs. All lighting should have fixtures.
-
Oil hinges
on squeaky doors.
CURB APPEAL
·
Keep front landscape area gleaming! (“curb appeal)
·
Trim shrubs, hedges, trees, anything overgrown.
·
Edge garden, curb, grassy areas and weed.
·
Pick up litter.
·
Clean driveway and walkways.
·
Repair soffits and eaves troughs.
·
Clean out garage. Should look uncluttered and spacious.
·
Wash exterior of home with pressure washer, or hose.
·
Repaint exterior if needed
·
ENTRYWAY
·
Sweep, tidy, porch and foyer.
·
Make sure doorbell is working.
·
Check hardware on door.
·
Check paint, repaint if necessary.
·
Put a wreath or something “homey” in the entryway, ex. flower
pots, plants, etc.
BUYING MOOD
- When your house is being shown
LEAVE. Walk around the block, sit outside.
- Turn on all the lights in the
house (daytime or night time)
- In the warm weather turn
on the air conditioning to a cool ice temperature.
In the cool weather turn on the heat to make the house warm and
toasty.
- Light the fireplace.
- Turn the pool filter on,
fountains on, etc.
- Turn relaxing music on. Keep
television off.
- Secure all pets. Do not have
them roaming around the house.
